The future looks bright at Heritage Property

“What I really like about the displays is that, due to their low power consumption, they can be switched on 24 hours a day ensuring our business looks open all the time, but particularly so on the darkest of British days.

“We use many mediums to advertise our clients’ properties with listings on all the best websites as well as extensive newspaper advertising. Whilst the shop window may not be as important as it used to be, nonetheless it is our showroom and we want to ‘show off’ our clients’ properties to the fullest extent.

“The summer of 2012 has been a very busy period for us with continued growth in the lettings market and the usual seasonal supply and demand issue with tenants far outweighing the properties available.

“Our sales department has seen an increase of 30 per cent in buy-to-let properties being purchased. We are constantly looking for suitable rental properties for landlords to acquire. Exchange and completion are normally quick and uncomplicated because there is no downward chain.

“Although we continue to buck the trend by seeing growth in our share of the residential sales market, the market is still slow with half the amount of property being sold nationwide compared to 2007. The government is now taking steps to stimulate the market but as ever, in my opinion, they have been too slow to react to conditions. With finance still being difficult to obtain for even for the most credit-worthy person, I can’t see there will be any immediate changes to the market, but sensible pricing will remain key to the properties that sell.

“Taking an average from our last ten sales we have achieved a remarkable 98.57 per cent of the asking price and in two instances we have also achieved 107 per cent of the asking price. This demonstrates that properties will sell well if they are priced correctly. However, if property sales are agreed at inflated figures then there is every likelihood that they will be down valued by a surveyor working on behalf of a mortgage lender and the sale will not go through or need to be renegotiated.”
