Leamington townhouses go under the hammer

A fine example of Leamington’s Regency architecture is coming up for auction at the end of the month - the last house in lower Portland Street to be available for restoration and modernisation.

The Grade II listed five-storey townhouse, which has many original Regency features, is one of a duo of imposing Leamington houses which have attracted hundreds of viewings through auctioneers Hawkesford, ahead of the auction at the Warwick Arms Hotel, Warwick, on September 27.

The other is a three-storey, five bedroom home with coach house in the tree-lined avenue of Adelaide Road, just next to Victoria Park.

Auctioneer and estate agent James Hawkesford said it was rare for such period properties to become available, especially those which had not yet been divided into flats and, therefore, offered the opportunity to develop a large family home.

“Leamington Spa continues to be incredibly popular for families and these properties offer people to chance to create their dream home, without the usual price tag of a fully updated house. The Regency house in Portland Place has a guide price of £350,000 and the Victorian mansion in Adelaide Road one of £250,000.

“Both need substantial investment and renovation but they would make magnificent family homes. We’ve been inundated with enquiries and it promises to be a fantastic atmosphere on the night,” said Mr Hawkesford

Other properties to be auctioned that evening – all in need of modernisation - are a substantial Grade II listed farmhouse in Southam, with outbuildings that include a medieval barn; a detached bungalow in Conway Road, Leamington; and a former school house in Stockton.
