Knight Frank office looks positive for the spring

The important spring selling season is now underway and Rupert Wakley, head of Knight Frank’s Stratford office, said: “This is a great result given the challenging market conditions and we expect activity to continue through the traditional prime selling months of May, June and July.

“The properties we sold last month were a mixture of town centre, village and rural properties, so there is movement across the full property spectrum.”

Fashionable areas such as the north Cotswolds and the town centres of Leamington, Stratford upon Avon and Warwick are seeing the strongest demand while “best in class” houses still attract competitive bids, and in some cases, sales for over the guide price.

Mr Wakley added: “The new properties we are launching have invigorated the market, as would-be buyers were growing increasingly frustrated with a limited range of properties for sale.

“The introduction of the 7% stamp duty for purchases of homes worth £2 million or more could also have positive impact on the market, especially if homeowners from London decide to move out of the capital to the country where they can get more ‘bang for their buck’.

“It is still a tough market and pricing remains key. As a vendor, if you are realistic with your guide price you could well be surprised by the result.”
